Marketing is the critical activity determining the ultimate success of the Exclusive Brokerage Assignment. Our objective is to provide a detailed guideline for planning and implementing an effective strategy. The following methods are utilized in our marketing program:

Prospecting - to identify logical buyers and tenants for the subject property. Target prospects are identified by business, geography or municipal services provided. Professionally designed property signs are strategically placed at the site to communicate availability to pedestrian and vehicular traffic.
A direct mail campaign will be implemented to awaken and penetrate the marketplace. To enhance the direct mail, a telemarketing campaign will be introduced to increase response rate. Optimum exposure and market penetration will be assured through canvassing. We can achieve this by calling on prospects at their place of business.
Our network of contacts has been developed and maintained through a history of successful real estate transactions and substantial community involvement. These extensive relationships within the business and municipal community provides the networking structure which is the strength of the RES team.

Advertising - significant promotion of the subject property by enhancing public awareness of its availability. Print advertising will consist of classifieds and displays in trade journals, special target publications and daily metropolitan newspapers.

Promotion - A promotional package will be developed with the assistance of RES. As a result of this package, the benefits and attributes of the subject property will be effectively communicated to prospective buyers and tenants. All materials will be professionally produced to reflect the quality of ownership and to be as informative as possible. This promotional package will be comprised of a detailed brochure, building photographs, floor plans and a description of amenities.

Budget - We will prepare an initial marketing expense budget for the subject property and periodically update it. This budget will be presented to our client and subject to their comments and approval.

Broker Cooperation - The entire real estate brokerage community will be solicited to insure maximum exposure in the marketplace. Our expertise in conveying a subject property's advantages to respective brokers is vital to the marketing process. We will inform the brokerage community of an availability providing them will a full promotional package. We will conduct on-site presentations and property tours and promptly respond to the informational requests of brokers. In addition, we will direct any negotiations of the proposed property.

Industry Data Services - RES will provide the key industry recognized subscription and on-line services with all relevant information concerning the availability of a subject property. Such services are available to the brokerage community and corporate real estate directors.

Tenant Representation

Phase I: Establish Project Team & Project Criteria
Successful real estate decisions are built upon a solid foundation of planning and teamwork. We establish a project team consisting of key company representatives and professionals specializing in law, architecture/construction, real estate and finance. All factors and criteria governing the ultimate decision are identified, agreed upon by company management and fully understood by each project team member.

Phase II: Market Evaluation/Site Selection
A comprehensive review of the market is required to uncover potential location opportunities. We will conduct a market survey and develop an initial list of options. After evaluating these options, we will develop a short list, conduct a site tour and narrow the list to final options. Based on the established project criteria, we will recommend the best solution for your situation.

Phase III: Analyze the Options
In this phase, a Request For Proposal (RFP) is prepared and distributed. Each RFP response is subjected to a rigorous financial and factor-by-factor analysis to determine its suitability for the proposed corporate usage.

Phase IV: Negotiations
Parallel negotiations are conducted on a select last-cut of options. We will prepare a Letter of Intent as well as lease documentation. The final working drawings are developed and construction related items are defined.

Phase V: Implementation
All appropriate legal and financial documentation is signed and executed. Actual construction of the space and physical move-in of corporate operations commences.
